NORTHAMPTON — Single-family homeowners would pay an average 6%, or about $400, more in property taxes next fiscal year if the City Council approves a new tax rate at a special meeting Tuesday night.

Even though the tax rate is projected to go down, taxes would go up because the assessed value of an average single-family home in the city has ballooned in the past year. According to Northampton Principal Assessor Marc Dautreuil, the average single-family home in the city was assessed at $424,527, a 25% increase from the year before.

Tuesday’s meeting to approve the tax rate for fiscal 2023 is scheduled for 7 p.m. and will be held virtually over Zoom. The initial hearing for the tax classification was held during the regular City Council meeting on Nov. 3.

The tax rate that the council will consider for next fiscal year is $15.84 per $1,000 of assessed property value, a decrease from $17.89 the previous year and the lowest rate since 2015.

“The fact that the rate is going down does give folks a bit of a break than if the rate had stayed the same,” Dautreuil said.

With the lowered tax rate, property owners for a single-family home can expect an average tax bill of $6,725, a $422 increase from the previous year.

The Assessor’s Office is also recommending that the city retain a single tax rate for commercial and residential properties, as is the norm in areas of the state that do not have large industrial areas. The council has traditionally decided that charging all property owners at the same rate is in the best interests of the city, rather than shifting a greater share of the tax burden from residential to commercial and industrial properties.

Should the council approve the new tax rate at Tuesday’s meeting, it would take on Jan. 1. The bills for the new property taxes would also be sent out at this time.
