Building commissioner: Cumby’s preparing closed store for sale

SOUTH DEERFIELD — The town’s interim building commissioner said Cumberland Farms plans to prepare its former 2 Sugarloaf St. location for sale following the opening of a larger establishment at the corner of Elm Street and Routes 5 and 10.

Richard Calisewski said the convenience store chain will remove the gas tanks and canopy from its closed business and conduct mandatory soil contamination tests, rectifying issues if any are discovered.

Representatives from Cumberland Farms declined to provide information, saying they cannot comment on any potential or pending real estate transactions.

The new Cumberland Farms location has a temporary certificate of occupancy that expires Saturday. A site plan review was approved in March 2017, contingent upon the development of an entrance ramp on Greenfield Road. However, the business opened Sept. 29 without a ramp, to the dismay of Planning Board Chairman John Waite and member John Baronas.

But, member Henry “Kip” Komosa said Calisewski rightfully issued a temporary certificate of occupancy after Cumberland Farms demonstrated safe vehicle flow through the Elm Street entrance with Calisewski, Police Chief John Paciorek Jr. and Highway Superintendent Kevin Scarborough present.

Calisewski said he issued the temporary certificate only after assessing a traffic study, getting input from Paciorek and Scarborough and seeing no issues during a tanker delivery demonstration by Cumberland Farms in late September.

He also said the entrance ramp is expected to be completed by Saturday, when the temporary certificate expires. He said a permanent certificate of occupancy will be issued upon completion of the ramp, which be used for only northbound entrance and exit.
