For the week ending Jan. 11, the multimillion dollar sale of a mixed-use complex in Amherst was the highest recorded property transaction in Hampshire and southern Franklin counties, followed by the sale of a home in Amherst and the transfer of commercial property in Hatfield.
Amherst property investor James Cherewatti purchased buildings at the Echo Village condominium complex at 10 and 30 Gatehouse Road for $3 million under Echo Gatehouse Partners LLC. The seller was Gatehouse Road Realty LLC, a limited liability company owned by Jerald H. Gates of Amherst. The property features a mix of apartments and professional office space.
The second-highest sale, also in Amherst, involved a Victorian-style home at 186 Wildflower Drive. Vanessa De Harven bought the 2,800-square-foot property from Edward F. Mangiaratti of Attleboro and Paula M. Mangiaratti of Amherst for $542,000. Built in 1994, the clapboard-sided home has four bedrooms and 2.5 baths and sits on 0.57 acres. It is assessed at $526,000, according to town records.
The third-highest sale involved a property at 10 West St. (routes 5 and 10) in Hatfield, near the Northampton line. LJD Properties LLC, a limited liability company owned by Louis J. Decaro of Hatfield, purchased the retail space, which is home to Lumber Liquidators, from Robert D. Raymond of Ten West Street LLC in Goshen and Benjamin W. Coggins III of West Delphi LLC in Northampton, land records show.
