Deerfield passes North Main Street rezoning

— In the future, North Main Street residents could see more neighboring homes.

The townspeople approved a recommendation by the Planning Board at last week’s annual Town Meeting to rezone sections of North Main Street.

The approved proposal rezones the area along North Main Street from Captain Lathrop Drive north to the railroad bridge to a central village residential district zone. The measure also changes a small section from residential/agricultural to industrial zoning since it is the driveway to a property currently under industrial use by Pelican Products.

The zoning changes help clean up some properties that did not match the zoned uses.

Most of the North Main Street lots do not meet the minimum dimensional requirements for residential/agricultural district zoning and are grandfathered while others comply with the agriculture zone requirements and could be split into smaller residential lots under the change. New development proposals would have to pass several hurdles, which include dimensional requirements under the zoning bylaws, and the provisions of the state Rivers Protection Act and the Wetlands Protection Act, which limit development activity in a 200-foot buffer zone on each side of Bloody Brook.
