Recorder/Paul Franz TheCozy Corner Nursingnad Rehabilitation Center in Sunderland has been sold.
For the week ending Dec. 21, the $1 million sale of a nursing center in Sunderland was the highest recorded property transaction in Hampshire and southern Franklin counties, followed by sales of properties in Northampton and Amherst.
Bruce J. Bednarski, executor of the Christine H.R. Bednarski Estate, and Cozy Corner Nursing Home Inc. sold the formerly named Cozy Corner Nursing & Rehabilitation Center at 61 and 67 Old Amherst Road for $1 million to 61 Old Amherst Road LLC, a limited liability company based in Brooklyn, N.Y., and managed by Avi Lipschutz of Wesley Hills, N.Y.
The 56-bed nursing center was founded in 1951 by the late Christine Bednarski and her husband, I. James Bednarski, according to a recent report in The Recorder of Greenfield. Bruce Bednarski, the couple’s son, has been running the nursing home for several years, and the newspaper identified the new owners as Zisha Lipschutz, 29, of New York, and Dov Newmark, 32, of New Jersey. The nursing facility has been renamed New England Health Center.
The second-highest sale, for $800,000, involved the transfer of three condo units at 24-34 Pleasant St. in downtown Northampton. Jeffrey P. Dwyer and Raymond R. Rex Jr., trustees of the Querencia Trust, sold the units, which total approximately 3,369 square feet, to Z&S Realty LLC, a New York limited liability company. In related transactions, Dwyer and Rex also sold three units at the same address to Elizabeth O’Grady, trustee of the Yankeebibba Realty Trust, for $450,000 and a single condo at 24-34 Pleasant St. to Timothy Nguyen LLC of Northampton for $320,000. In all, the sales of the condos totaled $1.57 million.
The third-highest sale occurred in Amherst, where a commercial office space at 20 Gatehouse Road sold for $700,000. Amherst Insurance Agency Inc. acquired the property from Ronald J. Nathan and Paul A.B. Pierce, who do business as Gatehouse Associates GP.
