For the week ending Feb. 1, the sale of land near downtown Northampton was the highest recorded property transaction in Hampshire and southern Franklin counties, followed by sales of properties in Hadley and Chesterfield.
Gazette Realty LLC, a limited liability company managed by Newspapers of New England Inc. in Concord, N.H. sold a 2.3-acre parcel of land at 115 Conz St. for $600,000 to hotelier Mansour Ghalibaf under Tala Hotels Holding LLC. The property is wedged between the Daily Hampshire Gazette’s headquarters and the Quality Inn & Suites hotel. Ghalibaf, who owns Hotel Northampton, announced plans last fall to develop an approximately $10 million, 108-room Fairfield Inn & Suites by Marriott hotel on the site. The land last changed hands as part of a larger $3.7 million transaction that involved the transfer of the Gazette’s Conz Street building and land from former owner and publisher Peter L. DeRose to Newspapers of New England Inc. in December 2005.
The second-highest property sale, for $343,000, involved a single-family home at 81 Chmura Road in Hadley. Dylan T. Shepardson of South Hadley acquired the property from Mary M. Bartley and Nelson D. Young of Amherst. The two-story home has four bedrooms and 2.5 bathrooms in 2,240-square-feet of living space as well as a two-car attached garage.
The third-highest sale occurred in Chesterfield where Lynne and Christopher M. Lovett Jr. sold a home at 43 Munson Road for $310,000 to Mary Ellen Frye of Lexington. The 2,449-square-foot home has three bedrooms and 1.5 bathrooms and is situated on 13.6 acres, according to published reports. The property also features an above-ground pool.
